To assure the electrical work on your property is in accordance with the South African National Standards as specified in the Electrical Installations Occupational Health and Safety Act an Electrical Compliance Certificate (ECoC) is a document that is needed.
The seller of a property needs to supply a legal Electrical Compliance Certificate and an electrical fence certificate of compliance, in cases where there are electric fences, before the property may be transferred.
If your home has the following components: DBboard, lights, swimming pools, geysers, wiring and plugs you will need a Coc Certificate.
The certified Electrical contractors need to be registered with the Department of Labour (D.O.L), before providing a CoC electrical certificate, it needs to be approved by the E.C.A (Electrical Contractors Association or the Department of Labour.
The list below is what a Qualified Electrician will carry out during and Electrical Compliance Certificate (ECoC) inspection
- Ensure there is no damage or deterioration
- Make certain the electrical main switch is compliant with regulation.

For for how long is a COC Certificate valid for?
The genuine CoC certificate is only valid for two years, the seller will have to obtain a new CoC certificate, if the Coc certificate is not older than two years you will have to state that no modifications have been made to the electrical components of the house in the last three months, this is to make sure that if there are any modifications or additions made to the electrical component of the house remain in line with the needed regulations.
Electricians responsibilities
Irrespective of the electrical work conducted, as a trained electrician you will need to register with the appropriate authority and for Coc.
To review the status of the electrician who is completing the electrical work you need to consult with the Electrical Contracting Board of South Africa and the Department of Labour, and you will get the electricians registration card and the accreditation certificate.
Responsibility of The Seller
It is the duty of the home seller to ensure the property has a valid CoC, before the property may be registered in the buyer’s name they will need to arrange an electrical evaluation. If any new electrical work has been done on the house the home seller must get a new ECoc.

The starting price for an Electrical Compliance Certificate can vary from R850, this price will be dependent on the sort of premises as domestic, commercial and industrial properties will have various costs.
The above costing only covers the price of the certificate, anything that needs to be altered regarding the electrical components of the premises will need to be paid over and above this price. If there are any additions or modifications made to the electrical components of a property that currently has a CoC, will need an extra CoC certificate for the additions or alteration, both CoC’s must be always kept all together.
